Under an Ijara, an SPV acquires the asset and leases it back to the user, with rental payments providing the financier’s return instead of interest. Ownership transfers back at maturity. It is the most common Shariah-compliant structure for completed property and a frequent basis for real estate Sukuk.

Yes — privately placed, asset-backed Sukuk can be structured against the land itself, often for landbank or pre-development funding. These are typically blended with conventional private credit tranches so the developer can draw on both Islamic and conventional liquidity pools within one capital structure.

A well-documented underlying asset — clean title, an independent valuation and a defined cash-flow profile — plus the SPV structure, Shariah structuring sign-off and institutional-grade investor documentation. Preparation quality drives both pricing and the depth of Islamic investor demand.
